Why can we offer this?


Because our resident screening is thorough and our management processes are proven, we’re confident in standing behind our work.


With our Risk Mitigation Guarantee, you’re protected for up to $1,000 per lease if these expenses exceed the tenant’s security deposit:

At Seabird Property Management, our Risk Mitigation Plan is designed to give owners added protection and peace of mind. To ensure eligibility, the following guidelines apply:


  • Active Management Agreement – Your account with Seabird Property Management must be in good standing. If management services are terminated, Risk Mitigation coverage also ends, and Seabird will not be responsible for past or future claims.


  • Resident Placement – Coverage applies only to residents placed by Seabird Property Management.


  • Eviction Proceedings – If a resident defaults on rent, Seabird has the exclusive right to determine and handle any legal eviction actions.


  • Coverage of Legal Fees & Pet Damage – Legal expenses or pet damage charges are first billed to the resident. Seabird will make every effort to collect these funds from the resident. If we are unable to recover them, Seabird will cover the costs within the program limits.


  • Use of Security Deposits – Any amounts due will first be applied against the resident’s security deposit. If the balance exceeds the deposit, Seabird will pay the difference up to the program’s maximum coverage. Seabird will have a first claim position against resident for any payment(s) recovered.


  • Coverage Limit – The maximum payout per lease agreement is $1,000.


  • Timing of Payouts – Any payouts are issued only after the resident vacates the property and the security deposit disposition is completed.


  • Lease & Pet Fees – Any lease or pet administration fees charged to residents are retained by Seabird Property Management.


  • Animal Policy This guarantee applies only to pets that have been approved by Seabird Property Management. It does not extend to unapproved animals, service animals, or emotional support animals as defined by Fair Housing. Government-subsidized housing programs, including Section 8, are not included in coverage.
